West of the grid, below the Wakefield slope

West Sechelt is the part of the District west of the downtown streets, between Highway 101 and the ground that rises toward Wakefield Creek. It is one of the five village-era neighbourhoods, listed east to west as ts'uḵw'um (Wilson Creek), Davis Bay, Selma Park, the original Village of Sechelt, and West Sechelt.

Its streets include Mason Road, Norwest Bay Road, Nickerson Road, Hill Road, Uplands Road, Reef Road, Marine Way, Fairway Avenue, Lookout Avenue, Surf Circle and Burley Place. Kinnikinnick Elementary, the Sechelt Arena, the Sechelt Community Centre and Blue Ocean Golf Course are in it or reached through it. Lots are large by District standards, and infill continues: a Nickerson Road densification proposal moved ahead in 2021.

The zone that does not move

The RCMP's West Sechelt patrol zone recorded 437 occurrences in 2023, 444 in 2024 and 448 in 2025. Three years, almost no change. Over the same period the downtown zone climbed 20.5 per cent and the Sandy Hook and Tuwanek zone rose 38 per cent in 2025 alone. West Sechelt is the second-busiest zone by count only because it contains so much of the District's housing.

The number that does not move is not the number that matters to a single empty house. On 17 and 18 February 2025 a house on Surf Circle was emptied while the owners were away. Doors to both the house and the shed were found standing open. A vehicle, bicycles, outdoor gear, tools and a mower went. Two people were arrested. Nobody reported it until the family got home.

The reservoir is one of two named fire-flow gaps

In November and December 2023 the Sechelt Fire Department dealt with three structure fires in three weeks in or beside this neighbourhood: Burley Place on 15 November, Mason Road thirteen days later, and Uplands Road on 5 December. Occupants were at home in all three. The Uplands Road house, reached at 3:20 p.m., was a total loss. Assistant Chief Pike reported propane tanks venting and burning against the structure, and the building was left unsafe to enter for the investigation. Halfmoon Bay assisted and Roberts Creek covered Sechelt.

Fire flow in this neighbourhood has been a council subject since. On 20 March, discussing a fire-flow variance bylaw, the development planning manager said the amendment "isn't meant to allow people to ignore fire flow requirements, but is a short-term option for existing developments", and staff noted that West Sechelt's flow "will be impacted over time as more hookups get added". Councillors McLauchlan and Henderson voted against. In June 2026 the fire-flow plan prepared with the regional district named two gaps in Sechelt. One is the Sechelt Inlet Road industrial watermain. The other is the West Sechelt reservoir.

A new reservoir of 800,000 cubic metres is planned on the mined-out part of the Heidelberg Materials Sechelt mine, with $117,179,667 in federal grant money announced on 16 January and a 2027 commissioning date floated.

The wildfire plan lists this neighbourhood by name

The Sunshine Coast Regional District's Community Wildfire Protection Plan names West Sechelt among the lower Coast communities of high wildfire risk, alongside Sechelt Inlet, Halfmoon Bay, Roberts Creek, Egmont, Pender Harbour, Port Mellon and Gambier.

On 30 August 2023 a 0.3-hectare fire, suspected to have been started by lightning, was reported at 9:20 a.m. north of Wakefield Creek above West Sechelt. BC Wildfire Service sent an initial-attack crew of six and one helicopter, and the fire was held by 1:56 p.m. No structures were threatened.

When Reef Road closes, the traffic comes through here

On Monday 29 January 2024, after heavy rain, Reef Road north of Marine Way was closed to all traffic from 5 p.m. The culvert at Cook Creek reached full capacity, "resulting in slope instability and undermining of Reef Road." Traffic for Kinnikinnick Elementary, the Sechelt Arena, Blue Ocean Golf Course, Fairway Avenue, Lookout Avenue, Gale Avenue and The Shores had to reroute through West Sechelt, and BC Transit Route 3 was suspended beyond Marine Way.

Power goes out here on its own schedule. On 8 June 2026 a crash at Hill Road cut supply to 3,113 customers in Halfmoon Bay and West Sechelt. On the morning of 5 November 2024, after the windstorm, trees had come down on at least two Sechelt houses and Highway 101 was shut near Norwest Bay Road.

Almost every household policy limits how many days may pass between inspections of an empty dwelling in winter, often four in a row, and requires the person doing them to be competent, unless the water has been turned off and the pipes cleared.
