Everything on the Coast drives past these houses

Upper Gibsons is the built-up bench above the Landing, inside the Town of Gibsons, arranged along the Sunshine Coast Highway. Through the town the highway is signed Gibsons Way. The other spine streets are North Road, Park Road, Sunnycrest Road, Payne Road, Shaw Road and Reed Road, which runs west out of the municipality. Sunnycrest Mall, Gibsons Park Plaza, both supermarkets, the largest elementary school and the high school are up here.

There is no alternative route. The province's Highway 101 Alternate Route Planning Study of July 2025 states that Highway 101 is the only route for truck access throughout the study area, and recommends building a Gibsons bypass. In January 2021 the highway was closed between Marine Drive and Stewart Road because rain had weakened the road base, and North Road carried the detour. That is the only parallel street, and it is the street the fire hall is on.

The hall, the police office and one of the five wells are all up here

The Gibsons and District Volunteer Fire Department main hall is at 790 North Road. The regional district records a full complement of 45 members, three of them recruits in October 2024, under Chief Rob Michael, and has established the department as full service under the British Columbia Structure Firefighter Minimum Training Standards. The Gibsons Community Police Office is at 737 Sunnycrest Road. It opens Tuesday, Wednesday and Thursday, 8:30 a.m. to noon and 1:00 to 3:30 p.m., and is closed at weekends. It is an office, not a detachment: no 24-hour counter, no cells. The detachment is at 5800 Teredo Street in Sechelt, 604-885-2266.

One of the Town's five water wells is in Upper Gibsons, along with the Parkland reservoir. The rest is pumped up from Lower Gibsons, off Aquifer 560. These are municipal mains with municipal hydrants, which is not true of most addresses west and north of here.

A hydrant on the far side of the highway closes the highway

On 28 May 2023 a fire on Burton Road forced crews to lay a line to a hydrant across Highway 101, and the highway was shut for about an hour. Being inside a hydranted municipality is not the same as having a hydrant on your own side of the road.

A Bridgeman Road house burned on 30 June 2025 with no occupant present. The RCMP confirmed the building was empty before crews went in, 24 Gibsons firefighters and 5 from Roberts Creek attended, and the top floor was a complete loss.

Between the first quarter of 2025 and the first quarter of 2026, property crime files in the Town went from 43 to 57, up 32.56 per cent, while calls for service rose from 342 to 372. In 2024 the Town logged 1,416 calls for service, 6 residential break-and-enters and 8 auto thefts.

The addresses behind those files are almost all here. On Park Road in February 2025 two people were seen working along a row of parked vehicles, trying the door handles, and a cache of stolen tools turned up nearby. A shed at Gibsons Elementary, 783 School Road, lost nine bicycles in October 2024 to thieves driving a pickup truck stolen earlier in town. Thefts from unlocked vehicles were reported on O'Shea Road in March 2025, Keith Road in April and Abbs Road in May. A trailer was taken from a Glassford Road property overnight on 6 and 7 November 2021. A vehicle was stolen on Kiwanis Way in December 2025, and a church was broken into on 17 December 2025. In the second quarter of 2023 the detachment said nine individuals accounted for most of the mischief and break-ins in Gibsons.

The largest documented outage in the Town was overnight

A transmission circuit failure on 12 and 13 November 2024 left 5,000 to 6,000 Gibsons customers without power overnight and closed the schools. On 4 March 2024 Upper Gibsons was named in a snowstorm outage list alongside Granthams, Hopkins Landing, Langdale, Port Mellon and Elphinstone, with more than 3,000 customers out at 8:30 a.m.

Most policies on an unoccupied house in British Columbia set a maximum gap between inspections during the heating season, frequently four consecutive days, and require a competent person to do them unless the water has been turned off and drained. The exact wording varies from insurer to insurer, so check what your own policy asks for.
