Ninety metres of road, and four addresses on record
Greentree Road runs off Highway 101 at Earls Cove, about 300 metres southeast of the ferry terminal. The address record puts 16478 Greentree Rd at 49.7498 north, 124.00685 west. The documented numbers are 16478, 16483, 16486 and 16494, and they belong to the same numbering used along the highway here, where the terminal itself is 16550, so the road leaves the highway at roughly the 16480 mark. Routing on 12 September 2026 measured about 90 metres from the road to the highway. The postal code is V0N 2H4 with a Madeira Park mailing town. Neighbouring streets are Jervis Inlet Road, Earls Cove Road and Timberline Road, the last named for the RV park the regional district lists as the tourist accommodation at Earls Cove.
A 314 square foot cabin that a bank will not mortgage
The clearest public record of what stands on this road is the listing for 16494 Greentree Road, PID 007-495-471, zoned R3L and recorded as recreational property. It is a cabin of 314 square feet, listed elsewhere as 300, with one bedroom and one bathroom, built in 2011. The listing notes a level yard suitable for parking a boat, and permitted septic and power in place. It states plainly that the property "is not mortgageable" and is suited to cash buyers "as an investment or starter property before building a permanent residence." The sale history runs from $7,500 in 1990 to $245,000 on 25 February 2021; a second source gives that 2021 price as $249,000.
A cabin of that size, on that zoning, bought without a mortgage, is a weekend building by definition. Nobody is in it on a Tuesday in February. That is the opposite of its neighbour Jervis Inlet Road, where the houses run to two thousand square feet on half-acre lots.
The fire hall is 1,583 metres away
Routed on 12 September 2026, the drive from Greentree Road to the Egmont and District fire hall at 5592 Egmont Road is 1,583.9 metres and 135.5 seconds: 89 metres of Greentree Road, 822.4 metres south on the Sunshine Coast Highway, then 643.3 metres up Egmont Road. Earls Cove is one of the four communities the regional district names for that department, so these cabins sit inside the service area and within two minutes of the hall by road.
Almost nothing else is close. Sechelt Hospital is about 54 kilometres and 52 minutes away by road, and the RCMP detachment on Teredo Street is roughly two minutes further along the same route. There are no hydrants here; the department's water supply at a fire is its tanker. Septic is the norm, as the 16494 listing shows and as the community plan confirms for the whole plan area. Whether a given lot draws on the Earls Cove water service area or a private source has to be established property by property.
The queue stands across the junction
The 822 metres of highway between this road and the Egmont Road turning is where summer ferry traffic waits. In August 2026 Coast Reporter reported the line reaching back past Ruby Lake, over a kilometre from the dock, with residents driving in the oncoming lane to pass it, Canada Post unable to finish deliveries, drivers relieving themselves in private yards, and no flaggers posted there since their removal about two years before. A provincial traffic plan was in preparation when the article ran.
Winter interrupts this stretch of road in another way. On 23 December 2022 Environment Canada issued a winter storm warning covering the corridor from Gibsons to Earls Cove, for heavy snow, ice pellets, freezing rain, and heavy rain on snow or ice. Everything north of Madeira Park is fed by one BC Hydro line running up Highway 101. The regional district's description of this community is that many properties are without internet and have poor cell phone service, so a cabin here will not report its own burst pipe or its own power failure.

Most policies carry an unoccupancy clause of some kind. It requires the building to be seen by a competent person at a fixed spacing over the heating months, in many cases no wider than four days, unless the supply stands closed and the pipes empty. Companies vary in wording and in the gap they allow, so check yours before deciding a frequency.
