A point of land with a park on the hill behind it

Soames Point is the shoulder of shore between Granthams Landing and Hopkins Landing, in Sunshine Coast Regional District Electoral Area F. Soames Hill rises directly behind the houses. The shore road runs below and the slope above is forest. This is unincorporated country: regional district bylaws, provincial roads, no municipal water department and no town hall.

Ninety-four properties here hold active connections to the regional district's Soames water system. The source is the Soames Well, drawing on Aquifer 560, rated at 16.0 litres per second and feeding the Soames reservoir and water treatment plant. The two storage tanks shared with Granthams hold 227,000 litres apiece, and the paired systems produced 70 million litres in 2021, both operating below designed capacity. Since 2023 these systems have been incorporated into the Chapman water system for redundancy of supply, which means the Chapman stage restrictions now apply at this address.

Soames Creek is named in an agreement between three governments

The Town of Gibsons, the regional district and the Squamish Nation put their names to the Aquifer 560 Watershed Agreement on 30 August 2023. It covers the whole of the aquifer from source to sea: the recharge area on the mountain, Chaster, Charman, Gibson and Soames creeks, and Gibsons harbour in Átl'ḵa7tsem, Howe Sound.

This important agreement shows what can be achieved through respectful cooperation and collaboration.

Ninety-four houses therefore stand on ground that three governments have signed a document about, above a production well that feeds a system serving the lower Coast.

Four park trailheads end on four residential streets

Soames Hill Park is a regional park of 39.3 hectares with 4.2 kilometres of trails. The staircase on the east side of the hill has 434 steps and over 333 feet of railing, and there are three designated viewpoints. The park has four trailheads, and every one of them is the end of a residential street:

  • north-east, 639 Bridgeman Road
  • south-west, 481 Esperanza Road
  • north-west, 1070 Boyle Road
  • south-east, 999 Soames Road

For an owner on any of those four streets that has a practical meaning. Cars belonging to people nobody knows are parked at the end of the road every day of the year, in every season, and nobody looks twice at one. A vehicle outside an empty house on Bridgeman Road does not stand out the way it would on a cul-de-sac with no trailhead.

Both of those street names appear elsewhere in the record. A house on Bridgeman Road caught fire on 30 June 2025 with no one in it, and the top floor was a complete loss; 24 Gibsons firefighters attended with 5 from Roberts Creek. On 19 September 2025 a home on Boyle Road was shot at in a targeted incident and a dog was killed.

One call for service in three months

In the fourth quarter of 2023, in the only rural breakdown the RCMP has published community by community, Soames Point recorded a single call for service in the whole quarter. Hopkins Landing next door recorded none and Langdale 32.

That is what a low-traffic shore looks like in a police table. It is also the condition under which a broken window on the sea side of a house stays broken until somebody walks past, and on a dead-end shore road in February very few people do.

Soames Point sits within the West Howe Sound Fire Protection District, served from the hall on North Road. The regional district's community wildfire protection plan does not name Soames Point as a high-risk community, but 39.3 hectares of continuous forest stand immediately above these roofs. The department is rated full service under the provincial structure firefighting training standards. During the storm on 4 and 5 November 2024, lines along this shore came down, re-energised and caught fire, and the water system at Hopkins Landing next door lost power.

What a check at Soames Point covers

  • The water connection and its lot-line shut-off, with a tap opened to confirm pressure after an outage
  • The thermostat holding its set point and the furnace cycling, or the building drained down
  • Every tap run, the hot-water tank inspected, and the floor below it dry
  • Doors, windows, gates and sheds, with locks tried and the sea-facing side walked
  • Vehicles and trailers on the property, and whether anything new is parked at the trailhead end of the drive
  • Decks, stairs and railings on the bank between the road and the house
  • Roof, gutters and any limb over the house or the wire after a wind event
  • Brush, needles and fallen branches against the wall on the forest side
  • Mail, flyers and parcels cleared, and a dated photographic record sent the same day

Nearly every household policy in the province ties cover on an empty house to heating-season inspections carried out by a competent person no less often than the policy states, four consecutive days in many wordings, unless the water has been turned off and the plumbing drained. The wordings differ. Read your own before you set a schedule.

What it costs

A scheduled check at Soames Point is $55 a visit, plus $10 travel. The travel charge is the same everywhere between Gibsons and Egmont. There is no minimum term and no joining fee. See the full price list.
