Inside the municipality, and on the Town's own wells
Gibsons Landing is the seaside part of the Town of Gibsons, at the foot of the hill below Highway 101. Marine Drive, Beach Avenue, Winn Road, the lower end of School Road and the first blocks of Gower Point Road are all here, along with Gibsons Marina, the government wharf and Winegarden Park. The Town was incorporated in 1929 as Gibson's Landing and renamed Gibsons in 1947. It covers 4.32 square kilometres at an elevation of 10 metres, and the 2021 census counted 4,758 people.
Four of the Town's five water wells are in Lower Gibsons, and all of them draw on the Gibsons Aquifer, Aquifer 560. There are three pressure zones and two reservoirs, at School Road and at Parkland. Zones 1 and 2 are unchlorinated; Zone 3 is chlorinated. The Town is not connected to the regional district's Chapman system, so the Chapman stage restrictions that govern Sechelt and Roberts Creek have no force at this address.
The name was cancelled in 1968
BC Geographical Names holds a record for Gibsons Landing, feature type Town, status rescinded, decision date 5 April 1968. The official name Gibsons was adopted on 31 March 1983. Both records are positioned at the municipal hall, 49°24'00"N 123°30'31"W. The name everyone uses for these few blocks has had no standing in the gazetteer for 58 years.
The sewer main for the Landing runs below the high-tide level
A 2014 assessment found wharf erosion and damage from tidal flooding and wave action between Armours Beach and Atlee Beach. The sanitary main that carries sewer service for the houses and businesses of Lower Gibsons runs through the foreshore, under the high-tide line. The Town applied for a $2 million provincial grant toward a $2.64 million project, about $640,000 of it to rebuild the on-site sewer and about $2 million to move the collection line and repave Marine Drive. The stated aim was to protect the shoreline and the development behind it from an anticipated sea level rise of about one metre by 2100.
If climate change continues in the current direction, we will have to consider moving that line.

Zoning Bylaw 1342, adopted 20 January 2026, now requires habitable floors to sit at least 0.6 metres above the 200-year flood level. The lowest habitable floors in the Town are on these streets.
A hundred boats in the harbour belong to people who live elsewhere
The Harbour Area Plan, adopted 23 March 2015, counts approximately 360 resident and 100 non-resident pleasure craft moored year round, about 20 fishing vessels in the Small Craft Harbour, and transient capacity of roughly 25 berths. The Gibsons Landing Harbour Authority manages and operates the government wharf.
A dinghy was taken from the School Road public dock in February 2022. On 15 July 2022 the RCMP asked for help identifying two men suspected in a substantial number of marine thefts along the south coast since 2021, who had been seen in Gibsons Harbour.
Two bylaw officers spotted the Marine Drive fire
On 3 February 2025 at 10:29 a.m., at the corner of Marine Drive and Beach Avenue, a house under renovation caught fire. Town bylaw officers Sue Booth and Tamara Jaswal saw it and alerted residents who were still inside, then helped them out. Twenty-one firefighters attended with five apparatus and two support vehicles. The upper suite was significantly damaged and the lower suite took water. Beach Avenue was shut for much of the morning. The two officers later received a Leadership and Valour Award. The fire was found because two people were walking that block on a working weekday morning.
Occupancy here is unusual for the Town. Short-term rental licences require the operator's principal residence everywhere except Lower Gibsons. Non-principal-residence licences are capped at 35, the cap has been reached and there is a waitlist, at $2,000 a year. These blocks hold the only houses in Gibsons that may lawfully stand empty between paying guests.

Most household policies in British Columbia require an unoccupied dwelling to be looked at by a competent person at set intervals through the heating season, often no more than four consecutive days apart, unless the water is shut off and the plumbing drained. Wordings differ between insurers. Read the one on your own policy before setting the interval.
