From the beach to the top of the neighbourhood
Mason Road is a through road in West Sechelt. It starts near the Strait of Georgia shore, crosses Highway 101 and runs north to Norwest Bay Road. The District's Active Transportation Network project is building a raised sidewalk and bike path on Mason Road from Highway 101 to Norwest Bay Road, which sets both ends of it.
Documented addresses run from 5498 to at least 6229, with postal codes V0N 3A8 and V7Z 0N4 in use. The road changes character along its length, and so does what a house on it is connected to.
At the lower end, in the 5400s to 5600s, are small 1960s ranchers on serviced suburban lots with views of the Strait and the islands, on municipal water, sanitary sewer and natural gas. 5498 Mason Road, postal code V0N 3A8, was built in 1960: 1,040 square feet on a lot 92 by 180 feet, with a detached 24 by 24 garage and workshop on 220 amp service, described as an easy walk to the beach, the elementary school and the convenience store. It sold in May 2019 at $575,000, with 2019 taxes of $4,235.
At the upper end the lots become acreage. 6086 Mason Road is 39.9 acres, which is 16.15 hectares, measuring 1,300 by 1,300 feet, zoned RR2 and inside the Agricultural Land Reserve, with about 20 acres cleared and 20 acres in timber. City water and sanitary lines were available only on the adjacent property, which is to say not at the parcel itself.
28 November 2023, the 5800 block
At 7:15 p.m. on 28 November 2023 a house in the 5800 block of Mason Road burned. It was a total loss. The owner was taken to hospital with burns to the hands. An adjacent shop and horse shelters were saved. The Sechelt Fire Department's account of the response named the reason:
water supply was a challenge in this response due to the large distance between the structure and the nearest fire hydrant.

No other street in the District has a statement from the fire service that explicit. This is a road inside a municipality, inside the fire protection district, a short drive from a staffed hall, and on the night the nearest hydrant was still too far away to be used.
It was one of three structure fires in this part of Sechelt inside three weeks: Burley Place on 15 November, this road on 28 November, and Uplands Road on 5 December. In every one of the three the occupants were at home, which is how each fire was found when it was.
The wind, and what a tree does to an empty roof
On 4 November 2024 a Mason Road resident had a tree come down on the roof of the house. That same morning falling trees had hit at least two houses in Sechelt, and Highway 101 was closed near Norwest Bay Road at this road's north end.
Across the Coast that storm left more than 12,000 customers without power when it peaked on the Monday, and over 4,000 of them were still out at midday on the Tuesday. A tree on an occupied roof gets a tarpaulin the same day. A tree on an empty one is a hole in the building envelope for as long as it takes an owner to arrive.
The top of this road backs onto the closed subdivision
When two houses in the closed Seawatch subdivision were deliberately set on fire on 5 September 2026, the fire department reached the site through the woods near Mason Road. The upper end of this road backs onto the forest between West Sechelt and those closed blocks. Crowston Trail, one of the routes in the same Active Transportation project, runs through this network, and Crowston Road is one of the three streets inside the closure.
For crime figures, Mason Road falls inside the RCMP's West Sechelt patrol zone, where the count has barely moved: 437, then 444, then 448 across 2023, 2024 and 2025. The fire-flow plan published in June 2026 names the West Sechelt reservoir as one of the District's two identified gaps.

Distance from the building to anything that would supply water, and whether the drive is passable for a tender
Ground clearance around the house: brush at the walls, needles in gutters, wood stacked against siding
Trees over the roof, the driveway and the service drop, checked after every wind

Household insurance usually requires a house with nobody in it to be seen on a fixed schedule over winter by a competent person, in many contracts every four days at the outside, unless the water is off and the system empty.
