Seasonal Opening and Closing

The property put to bed for the winter, and woken up before you arrive.

Closing for the season

  • Water shut off at the main and the system drained where required
  • Traps and fixtures protected against freezing
  • Heating set to a holding temperature and confirmed running
  • Exterior taps drained, hoses disconnected and stored
  • Outdoor furniture, umbrellas, and loose items secured or stored
  • Gutters and visible drainage cleared of the autumn drop
  • Perishables removed, fridge emptied and propped, bins emptied
  • Full photographic record of the condition the property was left in

Opening for the season

  • Water back on and the system checked under pressure for leaks
  • Heating and hot water brought up before you arrive
  • Interior aired, damp and mould checked, windows opened
  • Exterior walked for winter damage: roof, gutters, decks, steps, trees
  • Furniture returned and the property made ready to walk into

Both are a fixed fee agreed in advance, quoted on the size of the property and what its systems need. Work beyond the list (a repair the closing turns up, for instance) is quoted separately before anything is done. Keys, alarm codes, lockbox and gate combinations, and everything we see or record at a property are held in strict confidence.
