A bluff between Garden Bay and Sakinaw Lake

Sakinaw Ridge is a subdivision on the high ground between Garden Bay and Sakinaw Lake, reached from Garden Bay Road, Irvines Landing Road and Lee Road. Property listings place lots on Sakinaw Drive with a Garden Bay address and the postal code V0N 1S1, and the LandQuest brokerage has marketed acreage here under the Sakinaw Ridge name.

The ridge has no entry in the provincial gazetteer, which is a fair description of what it is: a modern subdivision rather than a named geographic feature. Bylaw 708 does not list it among the plan area's distinct neighbourhood areas either. The regional district's water documents are the place it does appear by name.

Eleven and a half kilometres take twenty-one minutes

Routing on 12 September 2026 measured 11.53 kilometres and 21 minutes from the ridge to the Madeira Park centre. That works out at an average of about 33 kilometres an hour, the slowest ratio of any of the places in this group. It is not distance that makes the drive; it is gradient, width and corners.

The plan for this area records that terrain and soil types pose moderate constraints on road development, site preparation and on-site sewage disposal, and that geotechnical review may be required. It also sets out the rule that water-access-only lots must have off-site parking arranged on suitably zoned land, which is why lakeshore owners a short distance away keep a vehicle at a road end and a boat at a dock.

One driveway here drops more than 100 feet in 600

A builder's published account of a house completed on Sakinaw Ridge in November 2015 describes a west-facing bluff property where all services, including BC Hydro power, had to be constructed for the location, and where the work required a new 600-foot asphalt driveway descending more than 100 feet to connect the house to the road.

That is roughly 180 metres of driveway losing over 30 metres of elevation. In snow or freezing rain it is not drivable, and a pumper will not attempt it. During the storm of 3 and 4 February 2025 a snowplow, an ambulance and the heavy tow truck sent to recover it all ended up off the road on the Irvines Landing hill nearby, which is a gentler grade than a private driveway on a bluff.

The ridge is on the pipe and the lake below it is not

Sakinaw Ridge is one of the four areas named in the regional district's description of the North Pender Harbour water system, with Garden Bay, Irvine's Landing and Daniel Point. The supply is drawn from Garden Bay Lake, treated by ultraviolet disinfection and chlorination, and pumped to the ridge.

Sakinaw Lake itself is not on that system. When a cottage under construction at Ruggles Bay on the lake burned on 24 July 2024, the coverage described a property with water access and no road, in an area without fire hydrants or central water service; about forty neighbours fought it from their own docks, and the structure was vacant so no rescue resources were needed. Sakinaw Lake is also documented as sitting outside any fire protection district, with departments permitted to respond beyond their boundary only where life is threatened. A house on the ridge and a cabin on the shore are a kilometre apart and in different worlds for both water and fire cover.

On 4 and 5 November 2024 BC Hydro said that because of extensive damage and access challenges, customers north of Sechelt in the Sandy Hook and Sakinaw Woods area would be without power overnight. In practice that ran to about two days.

What gets taken is usually left at the road end

The reported pattern at Sakinaw is vehicles parked while their owner is out on the water. A vehicle window was smashed at the Sakinaw Lake boat launch on 29 March 2022 and a blanket and charger taken. In September 2021 the RCMP described gas tanks being drilled on Sakinaw Lake Road near the highway as an ongoing recent concern in the area. On 9 December 2020 two vehicles were broken into at the end of Sakinaw Lake Road.

What a check at Sakinaw Ridge covers

  • The full length of the driveway, its grade, surface, drainage and any washed-out shoulder
  • Turnaround space and clearance a fire engine or ambulance would need at the top
  • Doors, windows, decks and outbuildings on an exposed west-facing lot, locks tried by hand
  • Heat confirmed working on the day, or the system drained and the supply valve closed
  • The treated water connection, the meter and pressure at a tap on the high ground
  • Any vehicle, trailer or boat parked on the slope, with chocks and parking brake set
  • Roof, flashing, glazing and the overhead service line after a southeast or southwest blow
  • Ground conditions on the bluff after prolonged rain, including slumping above and below the house
  • Dated photographs covering every item, sent the day the visit happens

Home insurance on an unoccupied dwelling normally imposes a fixed inspection interval through the heating season, commonly no more than four consecutive days, carried out by a competent person, unless the water supply is off and the pipes are drained. Each insurer words the requirement its own way. Check yours before deciding what schedule to run.
