The terminal is the community's only major commercial activity

Langdale is a small residential community in Sunshine Coast Regional District Electoral Area F, on the territory of the Squamish Nation, built around the BC Ferries terminal at the end of Highway 101. The terminal has two berths, one of which operates full time, and it is described as the community's only major commercial activity. Highway 101 reaches it by an offramp that leads to Gibsons, about five kilometres and eight minutes away. The Port Mellon Highway runs north from here. The community takes its name from Robinson Henry Langdale, 1835 to 1908, who pre-empted land on Langdale Creek in 1892.

The crossing from Horseshoe Bay takes 40 minutes, and there are no bridges to the Sunshine Coast.

Two hundred and twenty-three properties and a ferry terminal on one well

The regional district's Langdale water system supplies potable water to 223 properties and the BC Ferries Langdale terminal. It draws on a single source, Aquifer 552, through the Langdale Well. Raw well water is chlorinated to kill bacteria and viruses, then pumped to the Langdale reservoir and distributed through gravity-fed watermains. The system was incorporated in 1971, the well was drilled the same year, and more than 60 million litres were supplied in 2021.

That is a different aquifer from the one under Gibsons, Granthams and Soames, and a different set of rules. The Langdale system is not part of Chapman. The regional district says it is working at or below its designed capacity and typically does not go past Stage 2 water conservation regulations in the high-demand summer months, while Granthams four kilometres down the shore follows Chapman and has seen Stage 4 three times. Langdale water is chlorinated; Hopkins Landing water, in between, is not.

The second source is being built. Two production-sized wells were drilled in 2022 with favourable results, and the Environmental Assessment Office accepted the project notification on 25 July 2024. An alternative approval process ran from 17 October to 24 November 2025 on a bylaw to borrow up to $13,181,144 over a 20-year term, intended to increase supply for Chapman customers and give Langdale redundancy. Until that is finished, one well serves the houses and the terminal.

The fire protection district runs out inside this community

The Gibsons and District Volunteer Fire Department covers the West Howe Sound Fire Protection District: the Town of Gibsons plus portions of Electoral Areas E and F. The word is portions. The regional district's fire protection commission recorded in October 2024 that the district's northern edge finishes at YMCA Road, north of here along the Port Mellon Highway.

In July 2025 regional district directors discussing rural firefighting listed Langdale and Port Mellon together among the areas with no fire service.

Forty-five per cent of the province is not in a specific fire service, and those are the rural areas.

A 2023 petition asked to bring 69 properties along the Port Mellon Highway into the district. They lie within eight kilometres of the hall at 790 North Road, with the rest within nine, so this is a boundary question rather than a distance one. A Langdale address may be inside the district or outside it, and no parcel-level map is published. Confirm your own address with the department's 24-hour duty officer, 604-741-8200, before assuming either.

The same commission recorded that properties without a fire hydrant nearby may be classed by their insurers as semi-protected.

Thirty-two calls in a quarter, at the place everyone passes through

In the fourth quarter of 2023 the RCMP recorded 32 calls for service at Langdale, the highest of any West Howe Sound community in the only table published community by community. Port Mellon had 12, Soames Point 1 and Hopkins Landing none.

In September 2025 there were four days of breakdowns, cancellations, overloads and delays on Route 3 in a single week, starting with a ramp failure at this terminal and followed by a turbocharger failure on the Queen of Surrey. BC Ferries has said the route operates at an annual loss of nearly $30 million. Langdale was also named in the 4 March 2024 snowstorm outage list.

What a check at Langdale covers

  • The regional district water connection, the shut-off at the lot line and pressure at a tap
  • The furnace on and cycling, or the supply closed at the main and the pipes emptied
  • Hot-water tank, taps, and the ceiling below the bathroom, checked for staining
  • Entry doors, window latches and shed and gate fastenings, tested one by one
  • Vehicles left near the terminal overflow and anything parked on the verge
  • Limbs above the roof and the service drop, on a slope facing the sound
  • The driveway and its culvert after heavy rain, and snow on it in winter
  • Mail and parcels collected from the box and the step
  • A dated photographic report covering the whole list, sent by email

Most home policies will only treat an unoccupied dwelling as insured through the heating season if it is looked over by a competent person as often as the policy requires, frequently every four consecutive days, or if the water is shut off and drained. The interval is not standard. Check the paragraph in your own policy before you decide.

What it costs

A scheduled check at Langdale is $55 a visit, plus $10 travel. The travel charge is the same everywhere between Gibsons and Egmont. There is no minimum term and no joining fee. See the full price list.
