The community plan names B&K Road. The province's road atlas and civic address index do not carry it at all.

The province's road atlas does not list this road
Every other road in this part of Roberts Creek was measured for these pages from the BC Digital Road Atlas, the provincial dataset that records each public road segment with its length, its surface and its class. B&K Road is not in it. Queries run on 12 September 2026 under every spelling tried returned nothing.
The BC Address Geocoder does not carry it either. A request for "B&K Rd, Roberts Creek, BC" does not resolve to a street. It falls back to the locality point for Roberts Creek at 49.4225, -123.6444 with a match score of 56, meaning the service matched the town and gave up on the road. A request for a numbered address on it returns results in Kaslo, Vernon and Pouce Coupe, three places between four and eleven hours away by road.
That is not a complaint about the road. It is a verified fact about how it is indexed, and it has a practical consequence. Anything that navigates by provincial address lookup starts from nothing here. That includes a courier, a delivery driver, a contractor working from a phone, and a new firefighter or paramedic who types an address instead of following somebody who knows the turn. Directions to a property on this road have to be written out and given, not typed in.
What the road actually is
B&K Road is the forest access road above the BC Hydro transmission corridor on the eastern side of Roberts Creek. The community plan's greenway discussion refers to land above the power line and to the Lockyer Road area and B&K Road, noting that two creeks, Clack and Roberts, have to be crossed to link them westward.
It is also the trunk of the B&K mountain bike area, which the Coast Mountain Bike Trail Association describes as the most popular riding area on the Sunshine Coast. Trailforks records 208 trails there, about 144 miles of them, with 38,078 feet of descent, and gives the parking coordinate as 49.438441, -123.606015. The access points riders are told to use are the Power Lines at the bottom and the Mattresses about a kilometre up the road. Those two landmark names are how the location is communicated in practice, and neither of them is an address.
Wells above the highway, and no main to connect to
Section 13 of Official Community Plan Bylaw 641 names B&K Road in its list of Roberts Creek streets served by private wells or community wells, with Flume Road, Lockyer Road, upper Roberts Creek and Largo Road. The regional service area stops at the Sunshine Coast Highway, reaching only the lower part of the community below it. This road is above that line.
No main means no hydrant, and it also means no meter. On a metered lot below the highway a continuous leak eventually shows up on a bill. On a well, a supply line that lets go inside an empty house runs on the owner's own pump until somebody arrives or the pump fails.
The department covers 28.5 square kilometres of a 143 square kilometre area
The Roberts Creek Volunteer Fire Department works from one hall, the building at 1302 Roberts Creek Road, and its fire protection district measures roughly 28.5 square kilometres. Statistics Canada gives Electoral Area D a land area of 143 square kilometres. The settled strip below and just above the highway is the protected part.
The regional district's 2026 fire flow work also notes that once road distance to a hall passes eight kilometres, a property may count as unprotected when insurance grading is applied. For a property reached by a forest road that the province does not map, the sensible step is to ask the SCRD directly whether the parcel sits inside the fire protection district, and to get that answer in writing before renewing a policy on the assumption that it does.
What a check on B&K Road covers
Written directions and a GPS coordinate held on file, because the address alone will not route a vehicle here
The access road itself: windfall, ruts, washout and whether a truck can still reach the building today
The well head, the pump house, the pressure tank and the breaker feeding the pump, after any interruption
Heat on and holding, or the plumbing drained and the pump switched out at the panel
Doors, windows, sheds, gates, fuel and any machinery or tools left on site
Brush, slash and needle accumulation within the defensible space, given there is no hydrant within reach
Evidence of vehicle traffic, dumping or cutting on or beside the parcel, on ground used heavily for recreation
Trees over the roof and over the power line that the road runs beside
Photographs of every item listed above, dated and filed on the day they are taken
Home insurance policies generally set out what must happen to a dwelling left unoccupied. The requirement is an inspection by somebody competent on the cycle the policy names through the heating season, typically at four-day intervals at most, or the water supply shut off and the pipes drained. The interval is set by the insurer, not by custom, so the clause in your own policy is the one to work from.
