Scheduled Property Checks

A documented visit to your property, on the schedule your insurer expects.

What happens on a visit

We attend your property on an agreed schedule and work through a fixed inspection list, the same list every time, so that one visit can be compared against the last. We photograph the property inside and out, note anything that has changed, and send you a written report the same day.

Nothing is left to memory. Every report is timestamped, every photograph is dated, and the whole history stays available to you in your account for as long as you are a client. Keys, alarm codes, lockbox and gate combinations, and everything we see or record at a property are held in strict confidence.

What we check

  • Doors, windows, gates, and outbuildings: secure and undamaged
  • Signs of forced entry, trespass, or vandalism
  • Water: visible leaks, staining, damp, running toilets, the area around the tank and heater
  • Heat: that the heating is running and the interior temperature is where it should be
  • Roof, gutters, downpipes, and visible drainage
  • Storm and wind damage, fallen limbs, debris
  • Power: whether the property has had an outage since the last visit
  • Pests and wildlife intrusion
  • Mail and deliveries accumulating in view
  • Anything you have specifically asked us to watch

How often

Most owners choose a schedule set by their insurance policy rather than by preference. The Insurance Bureau of Canada says most policies state how often a competent person must check an unoccupied house while the heat is on. If yours says every three or four days, that is the schedule. We will work to whatever interval your policy specifies. If you are not sure what it specifies, bring us the wording and we will read it with you.

Please note. We document what we find. We do not advise on whether your policy conditions have been met. That is between you and your broker.
