A lake held in reserve for everyone else
Hotel Lake sits on the north side of Pender Harbour, off Irvines Landing Road past Mixal Lake and on the left going out. BC Geographical Names adopted the name on 2 December 1948, on map sheet 92F/9, at 49 degrees 38 minutes 22 seconds north and 124 degrees 02 minutes 41 seconds west. Hotel Lake Road runs off the main road to the shore.
The regional district's description of the North Pender Harbour water system is short and specific about this lake. Garden Bay Lake is the primary source. Hotel Lake is an emergency source for the system that is not currently needed or used. The system supplies Garden Bay, Irvine's Landing, Daniel Point and Sakinaw Ridge through roughly 583 service connections and delivered 241 million litres in 2021.
Bylaw 708 ranks the plan area's accessible lakes by size and places Hotel Lake fifth smallest of twelve, between McNeil Lake and Klein Lake, and smaller than Mixal Lake next door.
The houses on the lake are not on the pipe
A local group, the Hotel Lake Advisory, publishes a summary of the same arrangement, giving the served population as 1,200 residents across the four north-side areas and the service area as approximately 550 connections. Its pages also carry a partial list of the water licences held on Hotel Lake itself.
The lakeshore properties are the ones outside the system. They draw through individual licences, wells and intakes, with their own pumps, pressure tanks and treatment equipment. The group's dated milestones are worth an owner's attention: the water systems were amalgamated in 2006 and physically connected in April 2008, the Water Sustainability Act took effect in 2016, and the deadline to apply for a groundwater licence was 1 March 2022. A well that was not licensed by that date may have no recorded right to the water beneath it, which is a title question rather than a plumbing one.
Why the reserve matters at the far end of a cold February
Drawing on Hotel Lake would follow a drought or a failure at the Garden Bay plant. That plant was constructed in 1985 and upgraded between 2010 and 2012. Its online turbidimeter has recorded frequent spikes, to a maximum of 13.14 NTU. It has no permanent standby generator, and the consultant's report recommends a 150 kW unit for the existing works and prices a replacement plant at $9,004,000. The regional district's June 2026 fire flow study reported severe deficiencies on both Pender Harbour systems with the Dogwood Reservoir off-line.
None of that reaches a lakeshore house directly, because a lakeshore house here is on its own supply. It does mean that a multi-day winter outage on this road is a water question as well as a heating one, for the system and for the private pumps alike.
Twenty minutes to Madeira Park, past two lakes and a 1936 curve
Routing on 12 September 2026 measured 14.83 kilometres and 20 minutes from the lake to the Madeira Park centre, and about 47 kilometres and 53 minutes to Sechelt Hospital. Every one of those kilometres runs back along Irvines Landing Road and Garden Bay Road to Highway 101 at Kleindale. The 1936 curve beside Mixal Lake, with no barrier and a drop to about 25 feet of water, is on that route.
Pender Hill rises above the lake. Vancouver Trails gives the walk as 2 kilometres return with 175 metres of elevation gain, about an hour and a quarter, with parking at the trailhead on Coastview Road. One viewpoint at the summit looks down toward Hotel Lake, across to Mount Daniel, over Pender Harbour and out to the Strait of Georgia.
Fire response comes from Hall 2 at 13303 Deller Road in Garden Bay. Its two engines hold 1,600 US gallons between them. The department runs no tender from either of its halls, so on a lakeshore lot the lake itself is the drafting supply.
What a check at Hotel Lake covers
The lane down to the lake and the driveway surface, after rain, snow or a windstorm
Doors, windows, the boathouse and any storage locker, each lock turned by hand
Heat on and holding, or the system fully drained and the shut-off valve confirmed closed
The well head or lake intake, the foot valve, the pump and the pressure tank
Filters and any ultraviolet treatment unit still powered, and the state of the lamp and cartridge
The dock, ramp, float and any canoe, kayak or small boat stored at the water
Bank and shoreline below the house for erosion after prolonged rain
Roof, gutters and trees leaning toward the house or the overhead service line
Photographs and written notes on every item, dated and sent the same day
Policies covering an unoccupied house normally call for inspections at fixed intervals through the heating season by someone competent to carry them out, often with four consecutive days as the outside limit, unless the water has been shut off and the lines emptied. The requirement is not uniform between insurers. Read what your own policy says before setting the frequency.
