Highway 101, about six kilometres south of Madeira Park

Middlepoint is a locality on Highway 101 on the Sechelt Peninsula, north of Halfmoon Bay and south of Madeira Park. A property listing there describes itself as a six kilometre drive to Madeira Park and puts the house well off the highway, a hundred metres up the Middlepoint logging road. Road routing on 12 September 2026 from the published coordinate gave 22.5 kilometres and 27 minutes to Sechelt Hospital, and that coordinate is thought to sit south of the settlement, so treat any Middlepoint distance as approximate and expect the drive to be longer rather than shorter.

The land is forested acreage on the edge of Crown land. The same listing records deer, elk and a large bird population, with bears passing through. Access off the highway is onto gravel, and that unpaved approach decides most of what can go wrong at a house here in winter.

The province has no record of the name

A search of BC Geographical Names for Middlepoint returns zero results: no official feature, no adoption date, no recorded coordinate. The name is in local use and appears in property listings, but it is not in the provincial gazetteer.

Administratively the place sits in a similar gap. Properties here carry Halfmoon Bay postal addresses. The Sunshine Coast Chamber of Commerce counts Middlepoint as one of the small settlements gathered under the name Pender Harbour, together with Madeira Park, Francis Peninsula, Kleindale, Garden Bay, Irvines Landing and Daniel Point. The regional district's own Electoral Area A page does not name Middlepoint among its communities, and the Area B page does not name it either. The Halfmoon Bay official community plan, Bylaw 675, sets the northern limit of its plan area at Wood Bay, which is south of here, so the zoning rules and parcel-size designations that govern Redrooffs Road and Secret Cove do not reach this far up the highway.

The practical effect is that the place name alone tells a contractor, a dispatcher or an insurer very little. Have the legal description, the civic address and the driveway location written down before they are needed.

Nothing here is on a water main

The regional district's Chapman water system is described in Bylaw 675 as running along Redrooffs Road and the Sunshine Coast Highway through to Mercer Road, and the plan says properties beyond the service area are on independently operated wells and water licences. Mercer Road is well to the south. Everything at Middlepoint draws from a private well or a licence on a surface source.

That changes the winter risk. A house on a well has an electric pump, a pressure tank and usually a run of exposed pipe between the two, and none of it produces a bill that would tell an absent owner something has failed. If the pump loses power it stops. If it runs on a broken line it can empty a well or run a tank dry. There is no utility on the other end to notice the flow.

Power up this part of the highway is a single line running north. In the snow event of early February 2025 thousands of customers lost power across Egmont, Pender Harbour, Halfmoon Bay, Sechelt and Roberts Creek at once, and BC Hydro reported that reaching some areas was difficult. In late December 2021 a cold snap took Sechelt to minus 11.6 degrees on 27 December, and hydro crews answered 51 weather-related outages on the Coast over three days from Christmas Day.

The back road here joins the ground that burned in 2025

Trailforks records a double-track route called Middlepoint to Halfmoon Bay: 4.7 miles, or 7.6 kilometres, part gravel and part forest path, running from Middlepoint to the Homesite Creek forest service road. Its elevation range is 408 to 997 feet and the average grade is 1.0 per cent. Nearest parking is the Smuggler Cove trailhead, 1.9 miles away.

That forest service road network is the same one described in reporting as carrying four wildfires in 2025, on the road above the highway between Secret Cove and Madeira Park. The largest of them grew from 2.3 to 6.3 hectares in a day. The regional district's Community Wildfire Protection Plan places Halfmoon Bay among the communities of high wildfire risk on the Coast.

What a check at Middlepoint covers

  • The gravel driveway and the logging-road approach, including washboard, washouts and fallen limbs across it
  • The well pump, pressure tank, pump house heat and any exposed line between them
  • Water pressure at a tap, as the only quick test that the well system is still running
  • Heat on and holding, or the house drained down and the pump breaker off
  • Septic tank lid and field, with attention to wet ground after snowmelt
  • Propane tank level, regulator and fittings, on a property that has no other backup
  • Forest fuel within ten metres of the walls: dead limbs, slash, needles and stacked wood
  • Signs of bear or deer damage to doors, screens and outbuildings
  • Photographs of each item, dated, with a written note of anything changed

Most household insurance sets a maximum number of days an unoccupied dwelling can stand unchecked in the heating season, commonly four in a row, with the inspection to be made by a competent person, or else the water turned off and the system drained. The wording is not identical between insurers, so confirm what yours says.

What it costs
